Call 911 First! Then call maintenance emergency.
If possible, turn off water supply immediately. Do everything within your power to contain any leaking or flooding. Call immediately if there is risk of damage
to possessions or the property and you cannot contain the leak.
Gas Leaks or “Smell of Gas”
Natural gas has the unmistakable odor of rotten eggs. If you suspect an appliance is leaking gas call emergency maintenance immediately.
Carbon Monoxide Detector Alarm
Each apartment has a carbon monoxide detector installed. Carbon monoxide cannot be smelled. If your carbon monoxide detector sounds, take the following
If a carbon monoxide detector is alarming, get all family members outdoors immediately and call maintenance emergency at 757-497-8957.
It is preferred that you leave all windows and doors closed provided everyone has left the apartment. This will allow a more accurate reading of CO levels to be
measured when the Fire Department responds. Any open doors or windows may allow CO gases to dissipate before the arrival of the Fire Department.
No Heat in your Apartment
This is only an emergency in extreme cold weather in winter time and when the heater is not working due to mechanical malfunction. If your gas is shut off for
non-payment of your bill, call your gas provider.
This is only an emergency in extreme hot weather in summer time.
No Electricity in your Apartment
Electrical outage may be considered an emergency ONLY if there is no electricity throughout the unit AND:
you have called Dominion Power AND Dominion Power is not at fault
you have checked all circuit breakers by flipping them hard to the OFF position and then hard to the ON position and have reset any and all GFI breakers
(these are the little buttons sometimes found on outlets in bathrooms, kitchens, laundry rooms, and garages) OR any fuses have been checked and replaced if
Partial outages do not constitute an emergency. If a wall switch or outlet begins to smoke or smell like it is burning, turn off the switch or unplug items from the
outlet and turn off the circuit breaker or remove the fuse, then report the problem during normal business hours or by leaving a voice mail on the main office
Blown fuses are not considered after-hours emergencies. Please familiarize yourself with your fuse panel and/or breakers.
Total stoppage of the plumbing drain system
If your plumbing drain system ceases to work, none of your sinks, tubs or toilets will function properly call emergency maintenance. The stoppage of one toilet
or drain when other bathrooms are functional is not an emergency.
No Hot Water in your Apartment
If there is no hot water, contact emergency maintenance.
Locked Out of Your Apartment, or any problem involving your lock and/or key
If you are locked out of your apartment during the day, we will be able to give you a copy of your key to enter the apartment. The key must be returned. A
valid ID matching our lease agreement is needed for key issue.
If you lock yourself out of your apartment after hours, a $50 lock out fee charge must be paid in advance. If a locksmith is called and locks are changed a new
key must be given to the office. Failure to give us current keys will result in a drill to the lock and a $100 rekey fee.
Minor Plumbing Issues
Although inconvenient, many plumbing issues are not considered an emergency. Minor plumbing issues will include slow or stopped up sinks, slow or stopped tub
drains, dripping faucets and leaky faucets. If possible shut off the water valve and clean up any remaining water on floors or cabinets.
Clogged or Backed Up Toilet
This may be considered an emergency ONLY if there is only one toilet in the unit AND you have made every effort, including plunging, to clear the stoppage
yourself. In any case, turn off the valve behind the toilet, shut the lid and clean up any mess. Once completed, call maintenance emergency.
Noise Complaints or Security Issues
Please contact Guardus Security at 757-961-1818 if the problem is not serious enough to involve the Police. You may also call the police if you feel it necessary.
You can also make us aware of it, so we can address the issue properly, by leaving a Voice Message, describing the problem in detail, at 757-497-8957.
Once you have contacted the emergency service, you must remain at your apartment so the maintenance technician can reach you by phone. At this time, he or she will make arrangements for meeting you at your apartment to resolve the problem.
Please remember that you must leave your telephone number with the emergency service and you must be at home in order for the maintenance technician to respond.
If the repair is beyond normal wear and tear, resident is responsible for the payment of any invoice for which a repair was made for damage, etc., caused by their misuse or neglect.
